The Single Family Rental vertical offers home rentals primarily to middle income households in multiple markets across the United States. We currently have an opening for a Field Services Manager in our Houston, TX office. The Field Services Manager is responsible for all aspects of maintenance for properties within the market for rehab, turns and repairs. This position is primarily an office position with minor field work. The Field Services Manager is responsible for directing maintenance staff and vendors, completing minor repairs and inspections of single-family homes with the knowledge of rent ready end-result by performing the following duties.
Work with Property Manager and Regional Maintenance Director on property turns, self-performing work, maintenance plans and initiatives.
Review work orders in Renowalk and Propertyware, ensuring the correct scope of work, pricing and adherence to budget
Recruit, supervise and train the maintenance technician(s) and vendors. Teach the correct standards, procedures, and protocols in compliance with Bridge Homes standards.
Perform safety and quality inspections of vacant properties, inspecting self-performed work, vendor work, and escalated occupied issues, to ensure compliance to the Bridge Homes standards, and full completion of all approved items.
Inspect the condition of each vacant property and grounds to ensure property is clean, safe, and cleared of any debris, trash, or weather-related matters. Report any suspicious activity immediately.
Proactively fix and repair deficiencies as needed to ensure homes are clean, safe, functional, and aesthetically pleasing enough to rent quickly.
Document all work in Renowalk, and Homeworx per guidelines, and monitor SMS work orders for timely completion.
Respond quickly to deficiencies found in preventative maintenance inspections.
Schedule homes for, move out scopes, turns, self-performing, make-ready inspections, and vacant home visits. With the goal of completing all turns within 10 days.
Monitor inventory of materials and equipment, procuring and storing truck stock supplies for self-performing work. Applying appropriate charges to work orders to guarantee, proper expense allocation.
Communicate with maintenance techs, vendors, and contractors for services needed, including occupied work orders, and capital improvement projects.
Ensure effectively and timely communication and follow up with field staff, vendors, and property management team on all maintenance, and turn services provided.
Follow up on all open, unresolved turns daily.
Maintain a friendly and professional demeanor, particularly in stressful situations.
Report any resident issues to the Property Manager in writing immediately.

Qualifications and Competencies:
High school diploma or general education degree (GED) is required
Minimum 6 years Management experience of at least 5 people
Minimum 8 years of construction knowledge, electrical, plumbing, carpentry skills or related experience and/or training; or equivalent combination of education and experience
In-depth knowledge of general maintenance processes and methods to include:
Painting, whole home touch up, repaint trim
Above average carpentry skills: repair lose railings, rebuild decks and porches
Wood working install broken trim, re-set doors. Install window sash’s replace siding
Plumbing, unstop sinks, change out garbage disposals, change faucets, rebuild and re set toilets. Replace cartridges and valves.
Above average electrical, diagnose, problems, replace breakers, receptacles, switches, light fixtures. Repair electrical shorts, and minor faulty wiring.
Hvac, basic inspection, diagnosis, repair, recharge
Appliance diagnosis and repair
Applicable knowledge of tools, standard appliances and devices
Significant experience with the Turn/Make Ready process with rental properties; experience with single-family rentals preferred, multi-family accepted
HVAC certification is a significant plus
Must have a basic set of tools
Proven computer skills, proficient in MS Office Applications (Word, Excel, Outlook) comfortable using an IPAD and smart phone, proficient in word processing and internet software. Must be able to adapt to innovative technology
Excellent written and verbal communication skills
Fluent in English speech and comprehension required, Spanish speech and comprehension a plus
Propertyware experience a plus
Must be responsible and reliable, with an owner mentality, and pride of workmanship
Courteous and professional always, calm under pressure
Valid Driver’s License required, with reliable transportation

- Following six (6) months of employment at the Company, you will be eligible per birth, adoption or placement of a child for four (4) weeks of paid parental leave as the primary caregiver to the child or two weeks of paid parental leave as the secondary caregiver to the child. Following two years of employment at the Company, you will be eligible for twelve weeks of paid parental leave per birth, adoption, or placement of a child if you are the primary caregiver of the child.
- Tuition Reimbursement: Up to $5,000 per year of pre-approved tuition expenses will be reimbursed upon submission of approved documentation. Repayment obligations may apply if employment terminates prior to 24 months.
