Job Description
Job Description Summary:
The general role of the Senior Associate is to support Acquisition Officers to underwrite and evaluate new transactions entering Invesco Real Estates pipeline and manage the process throughout the various stages of the acquisition process.
This role will specifically focus on equity - and selectively preferred equity or mezzanine debt investments in core through opportunistic strategies in specialty sectors including single-family rentals (SFR), build-to-rent (BTR), manufactured housing (MH), medical office buildings (MOB), and self-storage.
Key Responsibilities / Duties:
- Financial and valuation analysis of potential investments including acquisitions, developments, recapitalizations, etc.
- Lead the creation of thorough and concise investment packages that are presented to the Invesco Investment Committee (IC), performing and providing all support for assumptions utilized during the process.
- Effectively identify and articulate the major risks associated with an investment opportunity in both verbal and written format, including presenting portions of the investment opportunity in IC and in other settings to senior executives and decision makers.
- Perform and provide expertise on all aspects of the financial modeling, focusing on unleveraged, leveraged, and structured analysis of institutional real estate. Excel modeling expertise is a significant advantage.
- Manage the overall investment process by conducting due diligence and research market conditions including physical assessment, location assessment, rent comparables, sales comparables and replacement costs while working with internal and external teams.
- Partner with and help manage existing and future operator portfolio companies within the Invesco Real Estate ecosystem.
Work Experience / Knowledge:
- Minimum of 4 years of experience in the underwriting of residential equity investments in commercial real estate.
- Must be a power user of and Excel, with skill level verified through an externally administered exam a significant advantage; experience in modelling JV waterfall structures and analyzing data through pivot tables, Argus experience a plus.
- Experience or familiarity with investing across the capital stack a plus (i.e., equity, preferred equity, mezzanine debt, senior debt).
- Experience in single-family rentals (SFR), build-to-rent (BTR), manufactured housing (MH) medical office buildings (MOB) or self-storage a plus.
- PSA and joint venture negotiation experience a plus.
Skills / Other Personal Attributes Required:
- Must have excellent writing skills, demonstrated via submitted samples.
- Must have strong quantitative analysis skills.
- Must have strong organizational and verbal communication skills.
Formal Education:
- Undergraduate degree is required, advanced degree or applicable experience a plus.
Working Conditions:
- Normal office environment with little exposure to noise, dust, and temperatures.
- The ability to lift, carry or otherwise move objects of up to 10 pounds is also necessary.
- Hours may include evenings or weekends.
- Occasional travel may be required.
