The State Teachers Retirement System of Ohio (STRS Ohio) is seeking a Senior Asset Management Officer 2 or an Asset Management Director to join its San Francisco, California Investment/Real Estate team. Nearly two-thirds of STRS Ohio’s investment assets are managed internally by more than 100 Investment Department professionals.

Compensation:
Grade 314: $205,000-$235,000
Grade 315: $235,000-$285,000
Work Schedule:
Monday through Friday, daytime work schedule with occasional weekend and evening hours. Occasional travel may be required.
General Summary:
Under the direction of a real estate regional director, responsible for managing a portfolio of real estate investments, including equity properties and joint venture partnerships. Ensure that State Teachers Retirement System of Ohio (STRS Ohio) properties and venture investments are managed in conformance with established standards.
Summary of Responsibilities Grade 314 or 315:
Analyze and make recommendations and ultimately lead execution on investment and management‑related decisions such as lease negotiations, mortgage re‑negotiations, property sales, property management and capital improvement programs.
Establish operating goals for properties, monitor performance through budgets, monthly operating and financial statements, lease reviews and conduct periodic site visits.
Assist with new investment due diligence process.
Function as trouble‑shooter on under-performing properties. Make recommendations and implement programs to improve returns.
Monitor compliance with negotiated agreements for joint ventures.
Oversee and evaluate property managers' and leasing teams’ effectiveness. Participate in selection of property management firms. (Grade 314)
Oversee property managers and leasing teams and evaluate their effectiveness. Lead the selection of property management firms and manage these relationships to create additional investment opportunities for STRS Ohio. (Grade 315)
Assist the real estate regional director to devise and coordinate training of asset management associates. (Grade 315)

Summary of Qualifications: Grade 314 or 315:
Bachelor's degree in business administration, accounting, economics, finance or related field required.
Master's degree in business administration, accounting, economics, finance or related field preferred.
Seven to ten years’ experience in managing large and/or complex institutional investments required.
Chartered Financial Analyst (CFA) holder preferred.
Comprehensive experience and familiarity with a diverse range of property types and financial structures including joint ventures required.
Excellent analytical and negotiation skills required.
Comprehensive knowledge of commercial leases and operations required.
Working knowledge of ARGUS software and reports required.
Proven ability to analyze third party appraisal reports, bring attention to possible inconsistencies and advocating on behalf of the property.
Ability to work with and preserve confidential information required.
Strong leadership skills and ability to assist in training and development of analysts and other less experienced real estate associates required. (Grade 315)
