A day in the life
Prologis is seeking a VP, Development Officer for our Mid-Atlantic markets. This Officer position takes responsibility for managing development activities for land and building developments including site pursuit, land due diligence, entitlement, design and construction of industrial / warehouse facilities (both speculative and build-to-suit) for ground-up projects in those markets.
This individual will manage and drive a team of development management professionals ensuring development portfolio delivery, proper staffing to manage forecasted development activity, provide cost and budget information for investment memos, manage the technical side of the entitlement process as well as optimizing designs and contractor bidding. Key success factors include the active mentoring and management of a best-in-class development team, partnering with market deployment teams, enabling excellent communication with regional stakeholders, and innovation and implementation of development best practices.
The position requires a high degree of energy, enthusiasm, outgoing personality, technical competence and professionalism. The position is preferred to reside in our Maryland or Pennsylvania office and interact daily with Prologis development, deployment and leasing teams. The position reports to the SVP, Regional Head of Development – East Region.
Key responsibilities include:
- Manage and coach the local Prologis Development team across performance, staffing and growth.
- Lead BTS and land pursuits in collaboration with Capital Deployment Investment Officers and Market Officers.
- Manage development portfolio performance (cost, schedule, quality, safety)
- Accountable for ongoing innovation and initiatives.
- Drive impact of lean construction, GC bid negotiations and design optimization against targets
- Develop and own relationships with GCs.
- Demonstrate mastery of lean construction, GC bid negotiations and design optimization initiatives
- Project management as required
Building blocks for success
Required:
- Minimum of 10 years of experience working in the field of land development and/or construction management.
- Be able to travel up to 25% of the time.
Preferred:
- Bachelor of Science in Construction Management, Architecture, or Engineering, or relevant equivalent experience preferred.
- If education is strictly in engineering, architecture or real estate development, applicant should have a minimum of three concurrent years’ experience working on construction projects.
- Project management experience with a general contractor or owners representative is preferred.
- Experience championing a project from acquisition through due diligence, entitlements and permitting.
- Additional experience on design/build projects is preferred but not required.
- Promote the Prologis brand with enthusiasm.
- Be self‐motivated and have the ability to multi‐task and prioritize with minimal direction.
- Be enthusiastic, maintain a positive attitude, be a good team player and customer service oriented.
- Maintain computer proficiency: Excel, Word, Outlook, PowerPoint, MS Project, Google Earth, Adobe Acrobat.
- Display excellent written and verbal communication skills.
- Be proactive in approaching solutions and problem solving.
- Work and manage a team well under pressure.
- Promote a positive, can do attitude with a real focus on efficiency and effectiveness.
Hiring Salary Range of: $185,000-$254,000. Salary and whole compensation package (bonus target & LTI) to be determined by the candidate’s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
