Reporting to the Head of Corporate Tax, the Manager, Corporate Tax (REIT) oversees tax matters for the Firm’s REIT entities. The Manager is responsible for tax operations and tax compliance oversight of REIT entities and oversees projects with internal business partners and external service providers.
Primary Responsibilities:
- Coordinate, plan, and oversee the preparation of Federal Form 1120-REIT & related state tax filings.
- Assist in gathering information required for quarterly REIT testing.
- Oversee interim taxable income projections to assess distribution shortfalls, taxable income management.
- Perform annual Earnings & Profits analysis, distribution requirements, and dividend characterization analysis.
- Prepare/distribute Forms 1099-DIV.
- Prepare Form 1120 for Taxable REIT Subsidiary(s), if applicable.
- Review leases for compliance with REIT qualifications/taxability of rents.
- Stay abreast of and advise management on current accounting and tax reporting developments in the REIT space and analyze/communicate corresponding impact to business.
- Oversee third-party service providers providing tax compliance services.
- Build strong working relationships and communicate effectively with internal stakeholders, various third-party service providers, and independent audit firm.
- Seek opportunities to increase the efficiency and effectiveness of processes through new technology and innovative thinking.
- Research complex tax matters and document positions.
- Respond to inquiries regarding the tax implications of real estate transactions and structures.
- Communicate effectively across the Firm.
- Manage and contribute to ad hoc projects, as needed. Ensure deliverables/results are achieved on time with high quality.
- Collaborate with the team to evolve the Corporate Tax Department services to better meet the holistic needs of the business today and into the future.
- Stay current and adapt to changes in the tax, regulatory and technological environment.
Qualifications:
- Bachelor’s Degree in Accounting or Finance w/ concentration in Accounting. Graduate degree or MBA preferred.
- CPA license is required. Public accounting experience is a plus.
- 5-8 years of experience in a tax specialist role related to REIT taxation.
- Strong verbal and written skills, with the ability to articulate and present a clear point of view on technical matters in clear, concise, and meaningful communications for various levels of the organization.
- Excellent time management and organizational/project management skills. Demonstrated ability to manage multiple projects and deadlines.
- Advanced Microsoft/Excel skills with ability to design and maintain complex financial models and to drive high quality presentations.
- Adept research and analytical skills including the ability to synthesize quantitative and qualitative data to draw conclusions and assist with decision making. Exercises independent judgment.
- Able to handle confidential, sensitive, and non-public information with discretion.
- Highly motivated, participative, and collaborative team player with strong interpersonal skills.
