Purpose and Job Summary:
The Stabilized Asset Manager oversees the performance of a regional portfolio of multifamily properties syndicated through the Low
Income Tax Credit (LIHTC) program. The portfolios range from 50 to 70 properties. Asset Managers monitor real estate and
investment performance and implement proactive strategies to maximize operational performance, mitigate risk, enhance cash
flow, and improve property valuation for disposition.
Essential Duties and Responsibilities:
- Review, document and approve requests for investor equity installments in accordance with the requirements of the lower-tier Partnership Agreement.
- Coordinate equity release process with General Partner, Analyst, Legal, Engineering, Fund Management, Compliance, Treasury, etc.
- Monitor rent levels, development sources and permanent loan requirements to assess the ability of a property to convert at expected permanent loan amount.
- Year-end review of audited financial statements and tax returns.
- Quarterly risk rating of property and investment performance, including write-ups and action plans for Watch-List properties.
- Review and process calculation, billing and collection of priority distributions and upper tier share of cash flow.
- Develop and maintain relationships with general partners, using their expertise effectively to help enhance the performance of the investments.
- Develop and implement management strategies to address operational, market or physical deficiencies at the property. Identify specific areas of concern, determine causes and remedial action.
- Monitor, protect and maximize investor benefits (tax credits, losses and distributions).
- Project future residual, tax losses and cash flow distributions, using available applications and models.
- Monitor, protect and enhance property residual value through analytical tools and proactive asset management.
- Conduct property site visits. Assess physical condition, identifies deficiencies and recommends strategies.
- Understand regional and metropolitan economic and demographic trends and key multi-family markets.
- Establish relationships with management agents, housing agencies, lenders, and other key public and private sector players in their region.
- Evaluate lower tier partnership agreement consent requests and present recommendations to respective committees.
- Respond to special requests for information from investor and internal clients on a regular basis, both through informal interactions and formal presentations.
- Participate in team initiatives to improve property monitoring and risk management processes.
- Enforce General Partner obligations as outlined within the partnership agreements.
- Understands real estate investment analysis techniques and how financial models function.
- Develop and implement enhanced Asset Management Program for High Value properties and Value Opportunities.

Education, Skills and Experience:
- Bachelor’s Degree in business, finance, real estate or related field, is preferred
- 4+ years of related real estate and/or asset management experience.
- Familiarity with partnership structures and taxation, low income housing tax credit (LIHTC) program requirements
- Excellent verbal and written communication and negotiation skills
- Strong analytical skills with a good understanding of real estate investment analysis
- Proficient with MS Office, including Outlook, PowerPoint, Word, and Excel
- Ability to work in a fast-paced work environment while managing conflicting priorities
- Ability to work independently and as part of a high performing team
