The Role:
Blue Owl Alternative Credit is seeking a Real Estate Associate to join its Asset Management team. The role will focus on supporting the Alternative Credit Real Estate Team‘s asset and portfolio management objectives across over 200 transactions and $2.5 billion of deployed capital in both debt and equity placement. The Real Estate Associate will support the team through all stages of the deal life and be focused on asset management of a portfolio of equity investments. This person will additionally have exposure to real estate development. This position will be based in Dallas.
Responsibilities:
Portfolio Monitoring & Management:
- Oversee a Portfolio of equity and debt investments across an array of markets and product-types
- Monitor and analyze the financial performance of the properties and portfolio
- Aggregate and synthesize key data to facilitate key metrics, themes, & risk/ mitigation plans
- Develop strong relationships and effective communication with both internal and external investment participants
Asset Management:
- Create and maintain asset level cash flow models and reporting for internal management
- Review reporting packages evaluate performance variances and trends
- Create and manage construction and operating dashboards for distribution
- Support valuation, audit, and budgeting processes
- Maintain strong knowledge//understanding of various markets
Structuring
- Work to renegotiate and restructure various governing documents and business terms as part of ongoing workouts of distressed investments
- Assist in the sourcing, structuring, and closing of debt and equity facilities for investments within the existing portfolio
- Engage in all aspects of negotiation, analysis, and due diligence related to the execution of joint ventures, financings, and commercial leases
Qualifications:
- Undergraduate degree in Accounting, Finance, or Commercial Real Estate (or other relevant degree)
- At least 5 years of experience in commercial real estate with knowledge and understanding of both debt and equity strategies
- Strong understanding of formal legal documents (joint venture agreements, leases, loan documents, etc.)
- Strong quantitative and analytical skills
- Excellent verbal and written communication skills
- Ability to manage multiple priorities with autonomy to accomplish objectives promptly
- Strong underwriting and structuring ability and financial modeling aptitude
