POSITION PURPOSE:
The Resident Retention Specialist will be responsible for managing and enhancing resident retention efforts across our multi-state portfolio of multi-family properties through effective communication, administrative support, and proactive engagement. This role involves handling leasing administration, renewal processes, and maintaining accurate records to ensure a positive resident experience.
RESPONSIBILITIES:- Provide administrative support for leasing activities, including preparing lease documents and processing renewals.
- Draft and send renewal letters to residents in a timely manner.
- Send renewal reminders to residents to ensure timely lease renewals.
- Update renewal notes and maintain accurate records of resident interactions.
- Maintain and update the renewal spreadsheet to track lease renewals and expirations.
- Collaborate with property management and leasing teams to develop and implement resident retention strategies.
- Address resident inquiries and concerns related to lease renewals and retention.
- Assist with organizing resident events and community activities to foster a sense of community.
- Monitor and analyze resident feedback to identify areas for improvement.
- Stay informed about industry best practices and trends in resident retention
EDUCATION/EXPERIENCE REQUIREMENTS: (including certification, licenses, etc.)- High school diploma or equivalent; Associate's or Bachelor's degree preferred.
- Minimum of 2 years of experience in property management, leasing, or resident relations.
ABOUT YOU:- Strong organizational and time management skills.
- Proficiency in Microsoft Office Suite and Yardi.
- Excellent communication and interpersonal skills.
- Ability to work independently and as part of a team.
- Detail-oriented with strong problem-solving abilities.
- Knowledge of multi-family real estate operations is a plus

Actual base salary considers several factors including but not limited to geography, job-related knowledge, experience, and budget. The start of the salary range is typically associated with the minimum experience required. The role is considered non-exempt so will be eligible for overtime pay in accordance with federal and state law. At CIM, this role has the potential to receive a discretionary bonus in addition to base salary. The anticipated base pay range for the position in Los Angeles, CA is $24.04- $28.85 per hour.
