Job Summary:
The Analyst will be responsible for supporting the Asset Management team with all aspects of Prime’s Special Situations investment management process with a primary focus on tracking asset level financial performance, loan covenants, construction progress, administering funding requests, identifying potential issues, and supporting business plan execution.
The Special Situations group invests throughout the capital structure with a focus on higher yielding opportunities structured as either debt or equity. Special Situations investments are expected to include, but not be limited to, issuing senior and subordinate debt as well as preferred and structured JV equity; acquiring non-performing and sub-performing commercial real estate debt; providing rescue and runway capital in distressed or dislocated scenarios as well as acquiring and operating underperforming real estate owned assets.
Essential Functions:
- Monitor property performance and progress towards achieving business plan objectives through review of asset-level financial reports and budgets, preparation of lease abstracts, processing capital disbursement requests, and research of competitive properties
- Proactively track covenants and critical milestones to ensure compliance with agreements.
- Assist in preparation of quarterly portfolio review materials
- Identify and communicate potential asset performance issues to senior personnel and collectively determine successful action plans
- Collaborate with deal teams to transition new investments to Asset Management, including on-boarding transactions with 3rd party servicers
- Support Asset Management in financial modeling and due diligence for loan workouts, restructuring, and real estate owned (“REO”) properties
- Support interactions with Legal, Capital Markets, Accounting, and Compliance as needed
- Perform other duties as assigned or requested
Qualifications:
- One to three years of relevant commercial real estate experience; real estate asset management experience preferred
- Bachelor’s degree (BS/BA)
- Excellent written and verbal communication skills
- Familiarity with multiple property types such as office, multifamily, retail, and lodging
- Strong quantitative and technical/computer skills (including proficiency in Microsoft Office and Argus)
- Proficiency in utilizing industry research resources and collecting and organizing key data
- Familiarity with operating characteristics of real estate projects (revenue, expenses, capital expenditures, tenant credit, lease structures, etc.)
- Ability to work effectively on multiple projects simultaneously and proactively execute responsibilities with limited supervision
- Desire to join an entrepreneurial team and grow along with the Special Situations platform
- Problem-solving attitude and team player
The expected salary for this role is $87,000 - $135,000. Actual compensation will be determined by several components, including but not limited to: relevant experience, skills and qualifications, base salary of internal peers, and geographic location. In addition to base salary, this role may be eligible for a discretionary annual bonus and a variety of financial, wellbeing, and health / welfare benefits.
