Position Overview
Rockhill Management, L.L.C. (“Rockhill”), an affiliate of the real estate private equity firm, Rockpoint, is searching for a highly skilled Senior Project Manager (SPM) to join the Development and Construction team supporting Rockpoint’s stabilized office and residential projects in the New York City and New Jersey markets. This position will report directly to the Executive Vice President of Development and Construction and serve as the primary stakeholder for the Development and Construction team within those markets. The SPM will be responsible for managing multiple projects across various locations, with a strong emphasis on time management and serving as the primary liaison to the property teams for tenant improvement (TI) and capital expenditure (CapEx) projects.
Key Responsibilities
- Serve as the main point of contact for all aspects of development and construction projects within the assigned portfolio
- Serve as the primary liaison between the owner, design team, contractors, and stakeholders, ensuring clear communication and alignment while providing data-driven recommendations on key decisions
- Establish and enforce project controls, policies, and protocols to keep the project on track with the owner's objectives
- Develop and manage the project budget, including hard costs, soft costs, and contingencies, while tracking and forecasting cash flow to ensure financial stability
- Control costs by reviewing change orders, monitoring variances, identifying savings opportunities, and conducting value engineering assessments to optimize expenses without compromising quality
- Develop and maintain the master schedule, track progress against milestones, assess contractor updates, and mitigate risks to ensure timely project completion
- Assist in negotiating contracts, monitoring contractor performance, and ensuring compliance with contractual terms and conditions
- Manage the bidding and procurement process ensuring fair competition and provide award recommendations to the operations and execution team
- Identify and evaluate project risks, develop contingency plans, and manage claims to minimize financial, safety, and schedule impacts
- Ensure compliance with project standards, conduct site inspections, and manage the punch list process to verify workmanship and resolve deficiencies before final acceptance
- Maintain accurate project records, provide regular progress reports, and manage closeout procedures, including warranties and final documentation
- Manage relationships with municipalities, regulatory agencies, and local authorities having jurisdiction (AHJ) to ensure timely acquisition of all necessary permits and approvals
- Collaborate with the owner's expediting team to develop a permitting approach and action plan for each project
- Utilize project management software (e.g., Procore, Bluebeam, Primavera P6, MS Project) to track progress, manage documentation, and collaborate with stakeholders
- Leverage data analytics to identify trends, forecast issues, and support informed decision-making
- Represent and protect the owner's financial and operational interests throughout the project lifecycle, providing strategic guidance to support informed decisions on scope, cost, and quality
- Resolve conflicts diplomatically to maintain project momentum while fostering strong relationships with existing vendors and cultivating new partnerships that align with integrated team goals
- Lead coordination of tenant improvement (TI) fit-out design and construction activities and guide the A/E team through conceptual, schematic, design development, and construction documentation phases
- Provide strategic input to senior leadership on project status, risks, and opportunities
Qualifications
- 5-7 years of experience in a Senior Project Manager or related role within construction management, architecture, engineering, or ownership entities
- Bachelor's degree in Architecture/Engineering (A/E), Construction Management (CM), or a related field
- Experience with projects in the $5 million to $20 million range in existing occupied building
- Proven ability to manage multi-disciplinary teams and work in a fast-paced environment
- Strong communication and organizational skills
Location
The position is based primarily in New York City, New York.
This position offers a base salary between $100,000 and $175,000 depending on experience.
