As part of the Workplace team, this role requires strong direct experience and leadership skills. The individual in this role must be customer-centric and able to influence at all levels within the organization.
You will
- Oversee and manage the day-to-day function for Facilities Services at Hudson Yards and multiple regional offices.
- Ensure all offices meet or exceed safety compliance with federal, state, and local regulations (e.g., OSHA, ADA, NYC regulatory).
- Manage vendor relationships, for cleaning, MEP, and other workplace operations including contract negotiations, scheduling, SLA creation, and adherence to budgets.
- Supervise, manage, and lead the development of two maintenance techs including setting performance goals, training schedules, and coverage.
- Review the quality of work for the staff and vendors including scheduling and processing work orders to ensure timely issues are addressed.
- Develop standards, SLAs, and metrics to track work and report. Collaborate with other Facility Managers to ensure standards and uniformity across locations, creating and maintaining SOPs.
- Respond rapidly to emergencies on a 24/7 basis and provide support for business continuity and disaster recovery.
- Conduct regular building inspections and create detailed reports with recommendations for improvements.
- Fulfill prescribed environmental and safety tasks. Meet all Local, State and Federal requirements. Conduct inspections and create reports to identify issues and remedies.
- Assist in the planning and execution of facility project work ensuring adherence to budgets and timelines.
- Create, manage, and track all departmental cost to ensure adherence to budget. Escalate issues and partner with Finance to address and record.
- Create and oversee facilities purchase orders, requisitions, and stock management.
- Collaborate and partner with organizational teams such as CRE, Space Planning, Sourcing, Legal, Desktop, and Technology/AV.
- Partner with the Head of Events & Hospitality ensuring that all required event set-ups are conducted according to stakeholder request.
- Support the Hospitality and Catering Team throughout the week, ensuring stellar complimentary lunch service.
- Manage Office Moves, Adds, and Changes to ensure smooth transitions of colleagues from one space to another.
- Submit a Permit to Work (PTW) request via the landlords digitized work order management platform.
- Schedule vendor/contractor/visitor access with via landlords digitized platform.
- Have oversight for the BMS system including Lutron to regulate and maintain comfortable interior temperatures and lighting.
You have
- 4+ years' experience supervising building operations in an office setting.
- College degree preferred or equivalent professional experience.
- Strong knowledge of electrical, mechanical plumbing, and carpentry; ability to read construction drawings and technical data sheets.
- Demonstrated ability to deliver exceptional workplace experiences.
- Experience managing multi-site operations and budgets.
- Customer centric and service minded individual.
- Vendor management experience working with outsourced service providers.
- Demonstrated leadership experience.
- Knowledge of EHS duties and tasks.
- Knowledge of Archibus, Wrike, Yardi, & Prism digital work order systems.
Location:
On site – 5 days in the Hudson Yards NYC Guardian office.
Salary Range:
$82,770.00 - $135,975.00
The salary range reflected above is a good faith estimate of base pay for the primary location of the position. The salary for this position ultimately will be determined based on the education, experience, knowledge, and abilities of the successful candidate. In addition to salary, this role may also be eligible for annual, sales, or other incentive compensation.
