Job Description
The Senior Accountant, Corporate Accounting is a critical role within the Finance organization, responsible for the oversight of all accounting related to Dimensional Fund Advisor’s real estate operations and other areas of Corporate Accounting. This position will be an individual contributor role, with core responsibilities ranging from assisting with real estate related budgets, creating, distributing and analyzing key reports for the Real Estate Operations team and preparing month-end journal entries. The Senior Accountant will be responsible for regular and ad-hoc financial reporting and analysis, identifying and mitigating risks, and building strong partnerships across Finance and the Real Estate Operations Team. In addition, the Senior Accountant, Corporate Accounting will be responsible for the administration of the Company’s Oracle Cloud ASC 842/ IFRS 16 Lease module and related accounting across our global real estate portfolio. This role will be responsible for streamlining and operationalizing manual activities throughout the real estate accounting process through process redesign and automation solutions to increase productivity, efficiency and cross-departmental collaboration.
Duties & Responsibilities
Corporate & Real Estate Accounting
- Responsibility for monthly general ledger closing activities, including the preparation of journal entries and balance sheet reconciliations as it relates to the Company’s real estate operations and lease accounting.
- Oversight of accounting for real estate operations, including rental income, repairs, and maintenance, as well as capital expenditures, in accordance with Company policy.
- Partner with the Corporate Services property management team to ensure that expenditures are properly recorded and classified in the general ledger based on the nature of the work performed and lease accounting principles.
- Work closely with the Accounts Payable team to provide guidance on the coding of invoices, as well as technical assessments to determine whether a transaction should be accounted for as an operating expense or a capital expenditure.
- Provide regular reporting to the Real Estate Team, including rent rolls, transaction details, climate reporting and other areas.
- Possess thorough knowledge of standard lease types, terms, and conditions as a landlord, as well as the ability to review, understand and operationalize lease agreements.
- Oversight of the Company’s global real estate accrual process, including financial and trend analysis, as well as partnership across departments to understand the nature of expense categories.
- Work closely with the Accounts Payable team to provide guidance on the coding of invoices, as well as technical assessments to determine whether a transaction should be accounted for as an operating expense or a capital expenditure.
- Assist with preparing real and personal property tax submissions for states in which Dimensional operates, as well as participation in insurance renewals and other ad hoc real estate activities.
- Provide support in the preparation of the annual budget, as well as reporting of budget-to-actual results for purposes of analysis by the Corporate Services and FP&A departments.
- Provide support as needed in the preparation of financial statements, as well as the coordination of the annual audit.
Process Improvement and Quality Management
- Develops and maintains cross- departmental partnerships, while presenting solutions to complex issues as they arise and recommending process/ system improvements.
- Leads the team through the design and adoption of standard operating procedures and best practices within the Real Estate domain. Drives to continuous business/process improvement and efficiency.
- Collaborates with the Finance Senior Management team to evolve the real estate accounting services to better meet the holistic needs of the business today and into the future, assists in trade-off decisions and team dynamics.
Qualifications
- Bachelor’s Degree in Finance or Accounting. CPA or CPA- eligible preferred, but not required in lieu of real estate accounting experience.
- 3+ years of relevant finance/business/accounting experience.
- Advanced Microsoft skills with ability to utilize multiple excel functions in order to analyze and process significant amounts of transaction data.
- Demonstrable ability or willingness to learn technical accounting areas such as capitalization of software development costs.
- Continuous learner and independent thinker.
- Ability to build key relationships within Finance and other professionals across the organization. Highly motivated, participative, and collaborative team player with strong interpersonal skills.
- Demonstrated ability to manage multiple projects and deadlines.
- Demonstrated ability to handle confidential, sensitive, and non-public information with discretion.
Preferred Knowledge, Skills, And Abilities
- Experience in the commercial real estate industry through public accounting or private industry.
- Familiarity with the application of lease accounting in Oracle, MRI, or Yardi, preferred but not required.
- Technical require to be able to review, understand and administer financial terms within lease agreements into the financial records of the Company.
