About the Role
The Analyst role is
an entry level role and reports to Regional Director or Director management levels supporting the property-level investment performance for a portfolio of equity real estate within a defined territory.

- Lives in or within 30 minutes of Orange County, California.
- Has worked within or supported asset management functions in prior roles specifically for commercial real estate (i.e. industrial, multi-family, and office).
- Has worked with financial analytical tools used for capturing and evaluating inputs including lease data (turnover, historical performance comps, audits, etc.), capital returns, forecasting, valuations, pricing, construction development, and operating budgets.
- Knows what to include and what to anticipate when putting together reports and/or presentations for senior leadership audiences about managed assets on a periodic basis.
- Has a clear understanding of the importance or has experience with initiating and maintaining broker relationships.
Key Job Duties
Enhance department policies and procedures.
Help mitigate investment risk by assisting in active asset business plan implementation.
Initiate and complete accurate comprehensive quarterly valuations and reports.
Perform accurate and timely completion of monthly/quarterly asset management reports, including comprehensive variance comments.
Maintain & update Argus Enterprise valuation models.
Perform Ad-hoc sensitivity and performance return analysis to inform cash management, leasing, and disposition decisions.
Preparation and submittal of loan draw requests and construction cost tracking for development projects.
Assist in formulation, critique and approval of comprehensive annual property business plans, operating and capital budgets, reforecast process, internal and external appraisals and sell/hold strategies. Support Investment Committee presentations by Asset Management.
Through delegated authority guidelines, facilitate the signing of business documents, engagement of property management and leasing firms, and development/execution of approval process for leasing, capital and value-added investment strategies.
Drive adequate documentation of all activities in an organized electronic file system.
Assist with timely, cost-effective legal solutions to business problems.
Help ensure that the cost-benefit of all leasing/capital investment is documented and ensure that all property-level decisions reinforce overall portfolio and client investment objectives.
Help build and sustain joint venture partner and operator relationships. Help manage all third party relationships with brokers, attorneys, property managers, tenants, etc. as needed.
Advise Regional Managing Director or Director regarding investment performance, budget variances and changes in market/property conditions and valuation, and recommend course of action.
Review proposed acquisitions, and provide support in due diligence process.
Network and build relationships with other real estate professionals to enhance personal skills and increase industry awareness of Sagard Real Estate's investment advisory capabilities.
Help with lease negotiations. Assist in ensuring lease administration is accurate and complete.
Participate in regular leasing calls and negotiation process.
Conduct market research and compile relevant sales and leasing comp data.
Help approve all capital work and invoices for dedicated assets.
Education and Experience Required
Bachelor's Degree required (Real Estate, Finance, or similar), advanced degree desirable
Minimum of 3 years of experience in the commercial real estate business, preferably in asset management and exposure to property management.
Some exposure in transactions (acquisitions, dispositions and leasing), deal structuring, underwriting, financing, compliance oversight with complex ownership and financing structures, hold/sell analysis, valuation, financial reporting, managing investment performance, major capital improvements, new construction/development/redevelopment, financing, operations management and accounting.
Some familiarity with all property and life-cycle types, deal structures and national and regional real estate markets.
Knowledge, Skills, and Abilities
- Demonstrated interpersonal, leadership, management, communication, conflict resolution, negotiating and listening skills with ability to effectively communicate with internal committees, partners, brokers, attorneys, and consultants
- Proficiency in Excel, Word, PowerPoint, and Argus
- Proven ability to absorb complex material and produce timely, accurate, insightful, and concise work product
- High level of initiative and exceptional work ethic; willing to work late hours and weekends as needed
- Ability to "benchmark" and apply past experience in order to make well-reasoned, but decisive decisions.
Starting Salary Range: $95,000 to $120,000

The starting salary for this position is an estimate, based on potential employee qualifications, operational needs and other considerations permitted by law. Actual salaries will vary and may be above or below the stated range based on various factors including, among other factors, location, education and training, experience, internal pay alignment, and performance. A potential new employee's salary history will not be used in compensation decisions. Many candidates' compensation will start in the bottom half of the stated range. This role is also eligible to participate in a merit-based annual bonus program, health, vision, and dental insurance plans, long and short-term disability, 401K plan, and PTO. This information is provided in connection with the Colorado Equal Pay for Equal Work Act, and similar requirements in California and New York. Positions located outside of these states may or may not necessarily receive the same compensation.
