A day in the life
As a Property Accountant on our CAM-focused team in our downtown Denver office, you will be responsible for providing detailed reviews of Common Area Maintenance (CAM) reconciliations, reviewing and cleaning up direct bill balances, and overseeing association processes. Your expertise will help maintain accurate financial records and compliance with applicable laws and regulations, contributing to our business's financial success.
Key responsibilities include:
- Help prepare and/or review mid-year and annual cam reconciliations.
- Conduct thorough monthly CAM reviews, including recoverability, ACR exclusions and cap/stops.
- Perform mid-year and year-end CAM reconciliations and work with the LDM team to make any necessary setup changes in Yardi.
- Prepare move out reconciliations and work with RECX team to get the charges posted to the tenant ledger.
- Post monthly direct bill accruals, review direct bill reconciliations and complete any necessary clean up.
- Ensure all direct bill recoveries (DBR) are correct, update the DBR macro and upload monthly CSV to Yardi.
- Complete association related tasks, including preparation of bank and CAM reconciliations, post monthly association accruals, paydown intercompany balances and work with third party management companies to clear balances between associations and Prologis.
- Participate in SOX testing on a rotating basis to contribute to internal control compliance as a company.
- Prepare Blackline reconciliations for related accounts.
- Actively participate in at least one project, contributing to significant initiatives and demonstrating collaborative and individual proficiencies.
- Other duties as assigned.
Building blocks for success
Required:
- Bachelor's degree in Accounting.
- Minimum of 3 years of experience in property accounting or a related field.
- Strong understanding of GAAP, financial statements, and property accounting principles.
- Proficiency with accounting software and Microsoft Office Suite, particularly Excel.
- Excellent analytical, problem-solving, and time management skills.
- Ability to communicate effectively, both orally and written, across all levels of the organization.
- Keen attention to detail and a commitment to delivering accurate and timely financial data.
- Flexibility to adapt to changing priorities and manage multiple tasks simultaneously.
Hiring Salary Range of: $64,000 - $88,000. Salary and whole compensation package (bonus target) to be determined by the candidate’s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
