Job Summary:
Serve an essential function within a team that is responsible for originating investments for a private finance company. Provide critical analytical support to vet opportunities. Responsible for creating an initial excel cash flow model for new investment opportunities based on the information received from counterparties, internal data, and market research. Perform an initial investment analysis and present findings to supervisor. Assist in the organization of due diligence materials, credit analysis, and creating final investment committee presentation materials during the closing process.
Essential Functions:
- Build initial property cash flow model to assess financing request, determining which information provided by counterparty should be included and/or adjusted in the model
- Compile market information from various sources (CoStar, REIS, Trepp, & market participants) in order to evaluate market leasing assumptions
- Understand the characteristics of each property, and the related competitive advantages and disadvantages it offers
- Compare purchase price or property value to comparable sales information
- Assist with completing final cash flow model for investment committee, including verifying information presented to Prime during the due diligence process to ensure consistency with information presented during initial analysis; raise any concerns to supervisor as they arise
- Assist with the creation of Investment Memos for Investment Committee, developing charts and commentary on the investment opportunity
- Organize and track due diligence materials during the closing process, including determining what information is required and is outstanding as information is received from borrowers as well as assisting with ordering, reviewing and finalizing 3rd party reports (appraisal, property condition report, phase I, and Seismic)
Qualifications:
- Bachelor’s degree in related field
- 0.25 – 2 years of experience in real estate, real estate finance, finance, financial modeling in Excel and/or Argus Enterprise
- General knowledge of Argus Enterprise
- General knowledge of cash flow modeling
- General knowledge of capital structures (difference between debt and equity)
- Strong written and verbal communication skills
- Strong problem-solving skills
- Excellent organizational skills
- Proficiency in Microsoft Office applications (Excel, Word, PowerPoint, Outlook)
