Opportunity and Position Summary:
The Capital Markets Analyst is part of the Core and Value Advisors (“CVA”) business line, which includes both funds and separate accounts with asset strategies ranging from core to value-add to ground-up development. This role will work with the Capital Markets team in Chicago and focus on supporting all disposition and financing activities across the firm’s portfolio. This role will provide strong mentorship opportunities and is a qualitative and quantitative position where both strong written and analytical skills are necessary. All major property types may be analyzed.
Primary Duties and Responsibilities:
- Assist in the preparation and execution of property sales from the initial “Broker Opinion of Value” stage through closing day, including preparing internal Investment Committee disposition memos, participating on broker pitches, reviewing broker sale offering memorandums (including Argus models), assisting during Purchase and Sale Agreement negotiations with legal counsel, running return sensitivities, and supporting due diligence processes.
- Support both the Property-Level and Fund-Level financing efforts, including debt placement for acquisitions, refinances, and various credit facilities. Participate in preparing financial models, reviewing broker financing offering memorandums, creating direct financing marketing packages, assisting during loan document negotiations, and producing various investor presentations.
- Analyze detailed financial models to assess the value of real estate assets, including cash flow analysis, investment returns (IRR, COC, ROC etc.), and pricing sensitivity analysis.
- Conduct market research and analysis to identify trends in the commercial real estate market, including capital market conditions, sales, leasing, and financing activity across various asset classes.
- Assist in gathering and reviewing due diligence for transactions, ensuring accuracy and completeness.
- Liaise with internal teams, joint venture partners, external brokers, attorneys, lenders, consultants, and property managers to ensure a smooth process.
- Prepare internal Investment Committee memos and participate in the weekly meetings. In addition, prepare transaction summaries, and update the firm’s disposition/financing pipeline as necessary.
- Develop and maintain relationships with key stakeholders, including joint venture partners, real estate brokers, lenders, investors, attorneys, consultants, and internal teams.
Skills and Competencies:
- All candidates must have a BA or BS degree from an accredited institution, with preferred degrees in real estate, finance, business, accounting, economics, or related area. Must have strong academic credentials.
- The ideal candidate should have 1-3 years of commercial real estate experience, preferably across multiple asset types, and high proficiency in financial modeling.
- Proven analytical skills and working knowledge of Microsoft Office Suite. Experience with Argus Enterprise preferred.
- Effective writing skills and ability to synthesize information, as well as verbal interpersonal/communication skills.
- Strong organizational skills, with the ability to prioritize and manage multiple projects simultaneously.
- Travel may be required.
- Ability to function both in a team-oriented setting and independently.
- Strong sense of personal motivation, responsibility, and entrepreneurship.
