Our Research Analyst is responsible for providing research and analytical support for real estate line of business on GSA, State, Diversified, UBP, new product development, and Commercial Market Research. Also responsible for providing research and analytical support for exploring potential business opportunities and building relationships with potential partners.
Requirements
Major Duties and Responsibilities
- Portfolio Management:
- Lead the process of creating and updating models to provide an investment profile of all company’s funds based on tenant credit, fund liquidity, and market scores.
- Lead the process of creating, updating, and presenting quarterly portfolio reports to support portfolio managers of the Diversified, UBP, and State Funds.
- Coordinate with different teams to get and verify the information including Portfolio Management, Asset Management, Acquisition, Investor Relationship, and Marketing.
- Acquisitions:
- Build and Update deal reports for potential acquisition targets of Diversified REIT per the request of head of acquisition team and head of fundamental research. Support deal report analysis on State properties.
- Coordinate with internal team members and external advisors to evaluate and determine if a potential target asset fits the investment criteria of Diversified REIT.
- Source deals through public information such as RFPs from State, County, City’s websites and broker’s reports to discover new deals and call the local market participants to those deals.
- Market and Sector Research:
- Lead the process of creating and updating quarterly reports to support Investment Policy Committee have a better understanding of the real estate market and different sectors.
- Help draft investment memos through conducting studies based on internal and external datasets and models, public research, news reports, communication with all market participants.
- Lead the process of creating and updating sector research to support company’s business expansion into new sectors such as Life Science, Medical Office, and Student Housing.
- Business and Product Development:
- Build and maintain relationships in targeted markets with brokers, developers, and owners to have a better understanding of the local real estate fundamentals.
- Build and maintain relationships with potential business partners and capital providers to help them have a better understanding of the firms’ business products and investment strategies.
- Assist firm’s CO-CIO and portfolio managers to design new products through studying market performance.
- Attend conferences and site visits to build relationships and source properties.
- Dispositions:
- Lead the process of creating and updating disposition model to provide list of potential targets to sell based on the fundamentals of asset and market.
- Present the model quarterly to the portfolio manager and asset managers. Update the liquidity part of company’s internal material semi-annually
Education, Skills, Personal Characteristics and Work Experience Requirements:
· Bachelor’s degree required, 5+ years of real estate experience preferred
· CFA enrollment preferred, certification a plus
· ARGUS certification a plus
· Proficiency in MS Office products required, certification a plus
· Strong Relationship development and communicational skills
