POSITION PURPOSE:
Maintaining the overall appearance and operating condition of the assigned building(s) in compliance with company standards.
ESSENTIAL FUNCTIONS:- Make daily rounds to properties for inspections and maintenance
- Lock changes and re-keys
- Light plumbing and electrical tasks
- Light HVAC maintenance and repairs
- Pressure washing sidewalks, trash areas
- Window and door maintenance and repairs
- Utility meter checks and verifications
- Fire-Life safety and elevator alarm checks and responses
- Small painting jobs
- Board-up of vacant spaces if needed
- Install signage in parking lots, common areas
- Landscape clean-up, weed removal, mowing
- Minor roof maintenance and clean-up
- Graffiti clean-up
- Order parts and supplies from Home Depot, etc
- Meet other vendors for estimates or initiate outside work
- Meet CIM Leasing or Development associates to assist in property access where needed
- Assist Development team members when available for various tasks
- Available for after-hour calls for maintenance emergencies
SUPERVISORY RESPONSIBILITIES:
EDUCATION/EXPERIENCE REQUIREMENTS: (including certification, licenses, etc.)- High school diploma, GED or equivalent experience
- One to four years of experience in general maintenance of a building
- Excellent customer service experience and valid state-issued driver license
- HVAC experience

Actual base salary considers several factors including but not limited to geography, job-related knowledge, experience, and budget. The start of the salary range is typically associated with the minimum experience required. The role is considered non-exempt so will be eligible for overtime pay in accordance with federal and state law. At CIM, this role has the potential to receive a discretionary bonus in addition to base salary. The anticipated base pay range for the position in in Los Angeles, California is $24 - $26 per hour.
