POSITION PURPOSE:
The Director, Leasing is responsible for executing the marketing and leasing strategy for assigned commercial real estate properties. Possess the ability to source tenants and work effectively in a team environment. Ability to consistently produce new prospects and leases at retail projects is essential component of being successful in the role. The Director is responsible for continuously updating and developing marketing collateral and will be the liaison between Marketing and Leasing departments.
RESPONSIBILITIES:- Continuously prospect potential retailers that are appropriate for use, size, and underwritten/budgeted economics. Prepare and send lease proposals, term sheets, LOI to prospective tenants
- Work cooperatively with internal team(s) to execute leasing goals and objectives
- Stay abreast of comparable properties, their pricing and competitive positions
- Maintain market comps and database
- Manage internal information processes on both an informal and formal basis for multiple properties and internal departments (Property Management, Small Scale Development, Portfolio Oversight, Investments, etc.)
- Coordinate tenant improvement requirements of prospective tenants with Small Scale Development Department
- Maximize conventions for prospecting and closing deals.
- Find ways to creatively activate assigned spaces short term/pop-up and generate revenue
- Work with Marketing and Communication department & Managing Director, Leasing and/or 1st VP, Leasing to update/develop effective marketing materials.
- Keep property marketing information updated online (Commercial Edge, LoopNet, Property Shark, etc.)
- Prepare status reports as requested to Managing Director, Leasing and various internal departments.
- Prepare Budget Leasing Assumptions for each vacancy and all upcoming renewals including rental rates and leasing costs (tenant improvements, commissions, and landlord costs)
SUPERVISORY RESPONSIBILITIES:- Ensures compliance with all company HR standards when dealing with employees
- Oversee outside brokers, if applicable
EDUCATION/EXPERIENCE REQUIREMENTS: (including certification, licenses, etc.)- Bachelor’s degree or equivalent work experience required
- Minimum of 3 years’ experience in successful retail leasing of mixed use (office/retail, residential/retail, standalone retail) in the greater Los Angeles submarket
- Real Estate License
- Demonstrated ability to produce consistent leasing results
- Ability to effectively communicate internally and externally.
- Ability to understand market dynamics:
- o Vacancy rates (supply)
- o Tenants in the market (demand)
- o Niche or specialized projects with site specific tenant mix & marketing
- o Competitive Set
- o Trends
COMMUNICATION SKILL REQUIREMENTS:- Ability to effectively communicate in writing and present information to customers, clients, and other employees of the organization.
- Ability to conduct in depth analysis to make appropriate decisions and use discretionary judgment on accurate communication of information.
TECHNICAL SKILL REQUIREMENTS:- Ability to calculate tenant rent structures, breakpoints, commissions, sales percentages, occupancy percentages, and square footages.
- Knowledge of Salesforce CRM system and VTS
- Proficient in Microsoft Office, Excel and Word
- Knowledge of Yardi Deal Manager, or equivalent system
PERFORMANCE METRICS:- Accuracy and timeliness of work product
- Compliance with company and departmental policies and procedures
- Ability to work in an organized, efficient manner with a high level of accuracy, attention to detail, and follow-through
- Ability to exercise excellent judgment and discretion
- Meet and exceed goals provided.

- Achieve occupancy and Lease Rental Rates, per approved budget and proforma.

Actual base salary considers several factors including but not limited to geography, job-related knowledge, experience, and budget. The start of the salary range is typically associated with the minimum experience required. At CIM, base pay is one part of the total compensation package. For this role, bonus compensation may be a significant part of the total compensation. The anticipated base salary range for the position in Los Angeles, California is $135,000 - $185,000.
